Centre eases housing project timelines amid West Asia disruptions

After much delay to real estate projects, owing to the ongoing war in West Asia disrupting supply chains and hampering construction activity, developers can heave a sigh of relief. The Centre has advised the state Real Estate Regulatory Authorities (RERAs) to grant a four-month extension to eligible housing projects.

The advisory, issued by the Ministry of Housing and Urban Affairs, applies to projects registered on or before February 28, 2026.

“The durable answer isn’t just about macro policy — it’s more about how we build our cities. This translates to pushing faster towards energy-efficient designs, passive cooling, smart metering, and on-site renewable integration. Buyers are increasingly looking at monthly utility bills and climate-resilient homes. Developers can weave in sustainable energy solutions,” Shiv Garg, director, Forteasia Realty Pvt. Ltd.

The move is welcomed by the sector as it relaxes housing project norms without greater loss. Industry experts weigh in:

Urban development

The real estate sector has been struggling with severe construction material shortages and a supply chain. This timely intervention, where it asks state RERAs to push out project timelines without penalties, gives developers breathing space. By recognising these disruptions as a war-like event, the Centre has shown real foresight, even if the situation is still rolling out in ways nobody fully expected. In practical terms, this will not only protect existing projects from regulatory defaults, but it will also safeguard homebuyers’ interests so that work stays orderly and doesn’t just stop in an abrupt halt

Commercial

Commercial real estate has been slammed with escalating costs and material shortages tied to the West Asia war. Regulatory certainty like this means developers can keep their attention on delivery and solid execution. Overall, it feels fairly balanced and pragmatic, like it takes the actual ground situation seriously while still keeping stakeholder confidence intact.

The four-month extension is a pragmatic and balanced measure that acknowledges genuine supply-chain disruptions while supporting the orderly completion of projects. For homebuyer, it provides certainty that developers can maintain construction quality and fulfil their commitments without being unduly affected by circumstances beyond their control.

Investment

For investors, the biggest driver of confidence is the assurance that quality projects will be completed. By providing relief to deserving projects under a transparent regulatory framework, the move helps safeguard invested capital, preserve long-term asset value, and strengthen confidence in India’s real estate market.

Such calibrated policy interventions help maintain project momentum and reinforce confidence across the sector. In markets such as the Mumbai Metropolitan Region (MMR), where redevelopment and infrastructure-led growth are driving significant project activity, this support will help developers navigate short-term disruptions to deliver on time

Infrastructure

Future projects will require more robust procurement strategies, diversified supply chains and a greater reliance on domestic sourcing wherever possible. At the policy level, there is also a need to build more responsive mechanisms for cost-escalation and risk-sharing into long-term infrastructure contracts.
